Anderson County grew an estimated 8.0 percent between 2020 and 2025 and authorized 1,493 housing units in 2025. Its residential appeal extends beyond Lake Hartwell to established Anderson neighborhoods, rural acreage, equestrian property and locations with practical access to Greenville and the I-85 corridor.

At Lake Hartwell, the U.S. Army Corps of Engineers manages the public land at the water's edge. Shoreline allocation affects what private facilities and activities may be considered. The Corps states that dockability is property-specific and encourages prospective buyers to request a field inspection before purchase. Existing shoreline permits become void when the adjacent property transfers; the buyer must seek a new permit, and some grandfathered facilities may not remain.
