Engagement & Fees

Clear terms, agreed before the first decision.

Every engagement is scoped to the assignment. These are the structures we work within and what each one typically includes.

The Avenhurst Turnkey Residence

Comprehensive engagement · scoped to the project

Our complete private residential service for clients who want one trusted relationship from the first location decision to a finished, move-in-ready home. Avenhurst coordinates property and land evaluation, the professional team, design, construction decisions, interiors, furnishing and relocation—allowing the client to complete an exceptional Upstate residence without managing the process from a distance.

  • Residential brief and location strategy
  • Property, land and buildability evaluation
  • Architect, builder and specialist selection
  • Budget, allowance and change-order oversight
  • Interior design, procurement and installation
  • Move-in coordination and settling-in support

Private Residential Orientation

Fixed fee · 4–8 weeks

For clients still deciding where, what and how to buy, build or renovate in Upstate South Carolina. We translate lifestyle, location, design and financial priorities into a clear residential brief, compare the most suitable communities and ownership routes, and provide an informed framework for the decisions ahead.

  • Discovery sessions with both founders
  • Community and submarket comparison
  • Preliminary land or property screening
  • Ownership-route analysis and risk framing
  • Written residential brief and budget framework

Residential Project Advisory

Monthly retainer, or a percentage of project cost

For clients who already own a property or have begun assembling their project. Avenhurst provides independent, client-side guidance across professional selection, design coordination, budgets, allowances, change orders, construction decisions and completion—maintaining continuity while licensed builders and specialists remain responsible for their respective work.

  • Site, zoning, utility and buildability review
  • Architect and builder selection and negotiation
  • Budget, allowance and change-order control
  • Schedule oversight and structured client reporting
  • Quality and completion walk-through support

Interior Design & Furnishing

Design fee, plus procurement management

A considered interior-design service led by Summer, connecting architecture, materials, lighting, furnishings and the way the client intends to live. We develop a coherent design direction, manage selections and procurement, coordinate installation and complete the final details so the interiors feel integral to the residence rather than added at the end.

  • Interior architecture and material selections
  • Furniture, lighting, textile and art specification
  • Procurement, expediting and receiving
  • Installation and move-in delivery
  • Final styling and detail resolution

Every engagement begins with a complimentary private consultation.

We use this conversation to understand the residence, location, timing and level of support required before presenting a clearly defined scope, fee structure and anticipated engagement schedule.

How we charge

Fees that reward judgment, not volume.

Asset-light by design

Clients fund their own land and construction. Avenhurst is paid for advisory, representation and design—never for the transaction itself.

Transparent and fee-based

No supplier commissions retained without disclosure. Where trade pricing exists, the structure is agreed in writing before work begins.

One accountable representative

A single engagement letter, a single point of accountability, and reporting that shows where the money and the schedule actually stand.

Who this suits

Avenhurst is generally engaged on residential projects where the combined property and construction commitment is significant enough to warrant dedicated representation, and where the client would rather delegate coordination than manage it personally. If the fit is not right, we will say so at the consultation rather than after an engagement letter.
